They can, and do, literally become mentors to you in your local area. Real estate investing is a localized investment. Forget about those "National lenders" that you see on the search engines. Those guys will waste your time with paper work and fees.

What you want is a guy who can drive by a house and say yes or no... So you can sell that flip of yours quickly (and with the lender already in place!)

Or rehab it yourself and sell it for an even larger profit.

So let's talk about your income and your credit a minute. The other part of the equation is you. Most people think you have to have stellar credit and great income. That's not always the case. This is "asset based lending" If the house (the asset) is worth what the lender lends, at the time he lent it, he feels safe. That means "as is".

These days...we all know that the houses we buy are worth much more than we have them under contract for. We access that "profit" by fixing them up! Or just flipping them to a rehabber or landlord, for a small fee of course, :-) and letting them fix them up.
